From: Germundsen, Gary
To: Melanie Curtis
Subject: FW: 4105 Highwood.
Date: Tuesday, June 06, 2017 4:48:14 PM
Melanie, sorry for confusion. This should have corrected everything. Thanks Gary
From: Stone, Kristin
Sent: Tuesday, June 06, 2017 3:57 IPM
To: Germundsen, Gary
Subject: FW: 4105 Highwood.
Melanie Curtis, Planner, City of Orono. Per our conversation regarding the proposed changes of the
house at 4105 Highwood Drive. I have some major concerns as to the following issues based on
their survey dated 6/01/2017. The proposed new addition and decking go into the 75 foot setback
line and slight set back from the lake. All the properties to the east including mine, at 4101
Highwood and the neighbor to the west are both behind those lines! His land cover is proposed to
increase to 28% versus 25% code. We all have had to reduce are hardcover in our lots. At the
planning council, they suggested that he add more decking, 10 X20 sq. ft. and square off the deck of
which owner hadn't proposed. This is a 3 level house structure where the end of the house goes
thru the slight line and is close to 75 set backline. The house goes straight up at the end of the house
goes by 30 feet up., not including the new proposed deck so a lot of the sun in the west will
be blocked from coming into my yard and to the neighbor's of mine the east lot. Due to the over
height house and now with the proposed decking and square off the deck it really effects the view
and in future value of the property due to the new layout . I understand that decking is now viewed
as a structure to the house, that is and you could put a screen porch up which would really effect the
view. At this time they are proposing 3 decks. I did just get a copy of the plan for the basement only
which I understand is layout of the new decking, he showed me some of their proposed changes of
which was discussed of which I disagree with! I have talked to the new possible owners and meet
with Jason, over my concerns and ask them to come back with any suggestion that we can look at
and discuss. I haven't heard from them. I think the best move would be to move the House back to
fit zoning lines! It would be in the best interest of both parties. It looks like a nice except for all of
these changes proposed. My lot and building has no issues on as to restrict their views as they look
to the east from their house. They have maxed out the lot for building coverage. I would appreciate
the Mayor and Council to review my concerns of approving of this new possible plan for the new
owner, Regards, Owner, Gary Germundsen, cell 612-791-8888
