The average lakeshore setback line is <br />determined by a straight line drawn between the most lakeward structural portions of two <br />adjacent/neighboring homes. Based on the neighboring home locations, the home on the <br />subject property is entirely lakeward of the average lakeshore setback line. <br />The applicants have applied for an average lakeshore setback variance in order to conduct <br />structural improvements to the upper level on the lake side of their home ahead of the average <br />lakeshore setback line. The proposal includes construction of a 780 square foot expansion over <br />the existing garage within the existing footprint of the home.
