MINUTES OF THE <br />ORONO PLANNING COMMISSION MEETING <br />Monday, April 17,2017 <br />6:30 o'clock p.m. <br />6. #17-3927 NATHAN AND BETH BRANDENBURG, 825 FOREST ARMS LANE, <br />VARIANCE, 9:02 P.M. — 9:05 P.M. <br />Nathan Brandenburg, Applicant, was present. <br />Curtis stated the applicants' entire home is situated lakeward of the average lakeshore line as determined <br />by the two adjacent neighboring homes. The applicants have applied for an average lakeshore setback <br />variance in order to conduct structural improvements to the upper level on the lake side of their home <br />ahead of the average lakeshore setback line. The proposal includes construction of a 780 square foot <br />expansion over the existing garage within the existing footprint of the home. In addition, a 6' x 7.5 <br />portion of the new second floor area is proposed to bump out over the existing lakeside deck. However, <br />structural coverage and hardcover levels will not change. <br />Staff provided an analysis of practical difficulties within the memo and the Planning Commission may <br />choose to review the individual criteria. <br />The configuration of the property along the channel creates a unique situation regarding the view. Most <br />of the homes are situated primarily toward the channel. The neighboring home to the north at 815 Forest <br />Arms Lane is set back further on their property than the applicants' home. 815 Forest Arms Lane has <br />little to no direct lake views over the applicants' property since their home is oriented to the west. The <br />neighbor to the south at 8 3 5 Forest Arms Lane faces southwest toward the channel. <br />Supportive comments from the neighbors were received and have been included in the Commission's <br />packet. <br />Planning Staff recommends approval. <br />The Planning Commission had no questions for Staff. <br />Nathan Brandenburg, Applicant, stated the application speaks for itself and that he would be available to <br />answer any questions. <br />
