Currently there appear to be few suitable options and this <br />site is an option since it is open and relatively flat, has good accessibility to Wayzata Boulevard, is large <br />enough for the intended activities, and is relatively remote from nearby residential development. The <br />home located across Wayzata Boulevard is 700 feet away and the site is 1,000 feet from any homes across <br />the freeway. <br />The potential negative impacts, such as noise, vibration, glare, dust, should be minimal as compared to <br />most other locations within the Wayzata Boulevard corridor, which is one of the reasons this site was <br />proposed. The portion of the site proposed for construction staging is primarily over the landfill area that <br />has been closed for a number of years, which is the area depicted in blue. Layers of clean fill over the <br />landfill were added by the former owner in order to establish a suitable cap for the landfill and assure <br />appropriate runoff characteristics. <br />The current owners have had borings done in the landfill area in order to determine the stability and <br />extent of the landfill as well as what materials might be encountered if a future phase of residential <br />development is ever proposed. This information was obtained as part of the applicant's 2016. residential <br />development proposal. The information regarding what is contained within the landfill was also <br />contained within that application. The area that gained approval for residential development is not within <br />the landfill area. <br />Page 15 of 64 <br />
