They propose fill to <br />accommodate a first floor garage, the site currently includes a home with a tuck -under garage. <br />The grading and filling activities will be in excess of 500 cubic yards of material and the property <br />is located within the Shoreland Overlay District therefore a conditional use permit is required. <br />The proposed redevelopment of the property will conform to all applicable zoning regulations; <br />no variances are requested. <br />Section 78-350 - Lot Area/Width: <br />LR -1C Lot Area Lot Width <br />Required 21,780 s.f. (0.52 acre) 63'@ 75'& @ OHWL <br />Applicable Regulations: <br />Conditional Use Permit (Section 78-967 and Section 787-1286: <br />According to the City Code, grading and filling activities exceeding 500 cubic yards conducted on <br />properties within the Shoreland Overlay District require a CUP. The applicant has proposed <br />importing approximately SOO cubic yards of material to the property to accomplish the <br />proposed grading plan for the new home. A CUP is required. <br />Sec. 78-1286 Topographic alterations/ grading and filling <br />(d) Except for those projects requiring permits for construction of structures, sewage <br />treatment systems and driveways, a land alteration permit will be required as follows: <br />
