CMP Part 3B. Land. Use Plan <br />Focuses on downtown Long Lake remaining a strong retail area, <br />and helps preserve owner -operated small service businesses in <br />Long Lake which are vital to Orono and Long Lake residents. <br />2. Focuses on maintaining a vital downtown and "sense of place" for <br />both Long Lake and Orono. <br />3. A compact retail area encourages pedestrian activity. <br />4. It is easier to plan, coordinate and control the development of a <br />more compact retail area than an extended retail strip, <br />5. Focusing development toward Brown Road could strengthen the <br />ability to obtain desirable development on the north side of <br />Wayzata Boulevard east of the Otten Brothers Nursery. <br />6. Enables better control over the amount of retail development that <br />occurs along Wayzata Boulevard. <br />7. Provides the opportunity to generate stable jobs in office, high <br />tech, medical, etc. <br />8. A more compact community scale retail arca matches the design of <br />new Highway 12 with no interchanges through Long Lake. <br />9. Limits the impact on north/south roadways (i.e. increased traffic <br />and activity levels) as compared to the more intense "big box" <br />retail uses. <br />10. Maintains a lower activity level in the area west of Willow Ihive. <br />11. Would create less pressure for providing an access from new <br />Highway 12 to the retail area. <br />Orono's 2000-2020 CMP reguided the easterly 4 acres of this area to <br />allow for development of senior housing. The remainder of this area <br />should be developed with a mix of commercial uses including retail, <br />service and office components. Access via a service road paralleling <br />Wayzata Boulevard is still desirable rather than direct access to Wayzata <br />Boulevard, since traffic levels are expected to again creep upward, and the <br />long-term need for a service road may again manifest itself. For this <br />reason, it is in the best interests of the City and the business community to <br />preserve at least a partial service road corridor between Brown Road and <br />Willow for future use which will provide all properties with access options <br />other than direct access from Wayzata Boulevard. The City supports the <br />City of Orono Community Management Plan 2008-2030 Page 3B40 <br />
