Council <br />Exhibit A <br />(Reserved for recording information) <br />FIRST AMENDMENT <br />TO <br />PLANNED UNIT DEVELOPMENT NO. 2C AGREEMENT <br />AND DEVELOPMENT CONTRACT. <br />AGREEMENT ("Agreement") dated , 2017, by and between the <br />CITY OF ORONO, a Minnesota municipal corporation ("City"), and CBS -MN PROPERTIES, <br />INC., a Minnesota Corporation (the "Developer"). <br />1. DEVELOPMENT AGREEMENT. The City and the Developer (as successor in <br />interest to Amber Woods Office Centre, LLC) entered into a Development Agreement for AMBER <br />WOODS OFFICE CENTRE dated May 15, 2007, recorded June 11, 2007, with the Office of the <br />Registrar of Titles for Hennepin County, Minnesota as Document No. 4395203 ("Development <br />Agreement"). <br />2. REQUESTED AMENDMENT. The Developer has requested an amendment to <br />the Development Agreement to allow `Daycare' as an allowed Conditional Use within the <br />property. The only uses currently allowed by the Development Agreement are office <br />condominium buildings limited to general office uses which may include business and professional <br />offices of a general nature, and may include a clinic for human care on an outpatient basis only. <br />Page I of 3 <br />17-3898V1mpg3/7/17 <br />
