4. NA <br />Mi!tie Demenp ( 163458-089L ( mikc0:irdesignPd4u.com RECEIVED <br />JAN 17 2017 <br />CITY OF ORONO <br />10. By not granting the proposed variance, this property is essentially a money pit. By updating the home <br />as -is, without adding square footage to make it more livable by today's standards, would not recover the <br />money invested to do so. <br />11. The purpose of the request for this variance does not adversely affect any other zoning requirements <br />other than the current setbacks and the need for a new septic system without having an auxiliary septic <br />site. In no way will the granting of the proposed variance impair health, safety, comfort or morals in <br />respect to the intent of the zoning code. The proposed changes to this structure do not increase the <br />footprint of the structure, therefore not creating any safety or comfort concerns in relation to the <br />roadways around this property. The structure not conforming to current setbacks is due to the changes in <br />zoning requirements over time. The property size cannot change in order to meet today's zoning laws <br />which were put in place after the structure was located on the property. As I have mentioned in past <br />statements, there is only a small portion of the 1.83 acres of this parcel that is suitable for a building and <br />a new septic system and these factors are unfortunately beyond our control. <br />12. NA <br />Practical Difficulties Statement: <br />Without a variance granted, I feel this is a property that will never be able to be improved due to its poor <br />original design. Buyers today expect a more traditional open layout, which this house does not have. I am <br />proposing to correct this with the new design, which in turn will be an improvement for this property, the <br />overall neighborhood, and the city. <br />I will be required to relocate the well in order to use the only location suitable for a new septic system, which in <br />part is due to the new road that I was not party to. However, I am willing to take on the work, risk, and expense <br />of these items in order to meet the city's current requirements. <br />Because of the high -demand that this area and school district are in, I suspect that if the property does not <br />undergo a major remodel as proposed in this statement, the property will be purchased by someone that will do <br />minor cosmetic updates and use the property as rental income. Most likely, this person will not go about doing <br />things correctly and attempt to get away with circumventing the city's zoning laws simply due to the fact that <br />the investment will not be regained upon the sale of the property. <br />END OF SECTION <br />L a ') :°:)r r <br />.'i•. . <br />
