"rhe speciai condi kris app!V!.nz to the structure or land in question a: <br />peculiar W such property ar hri nediate[V a4joining property:' <br />The special condition for this lot is unique and caused by public utilities (water <br />and sewer) located on the south portion of this lot. It was requested by the city to <br />not build in this area so the City could have access to the public utilities as <br />needed. The lower existing grade to the south side of the house works for the <br />walk out and places key rooms to take advantage of the best view. The city <br />requirement to keep any new structure at least 10 to 15 feet away (in addition to <br />the 10 ft. side set back) from the closest utility crossing on the lot which in turn <br />affects the normal permitted building area for this new home, To build with this <br />additional constraint the garage was pulled forward away from the utilities and <br />now acts almost like a retaining wall to keep the grade on the backside low and <br />the front grades to blend in with existing elevations. <br />S.
