Planning <br />Title: Planner <br />Item Description: <br />#17-3887, Revision LLC o/b/o Geoffrey & Stephanie Martha, 2092 Shadywood Road, Variance - Resolution <br />Application Summary: <br />The property contains a modest home and a small detached garage. The owners would like to construct <br />improvements to make it more functional. A side setback variance is requested in order to allow a 1.3' <br />principal structure setback where a 10' setback is required in order to connect the existing detached garage to <br />the home. This connection would result in the detached garage becoming part of the principal structure. The <br />existing home is conforming with respect to setbacks; the connection would make the principal structure <br />nonconforming as the house would no longer meet the required 10' side setback. <br />The applicants initially requested a hardcover variance to permit 27.5% hardcover where currently 25.6% <br />exists, and 25% is permitted in order to construct additions to the home, and construct a new 24' x 24' <br />detached garage on the property. After receiving the Planning Commission's denial recommendation, the <br />applicants have revised the plans to eliminate the need for the hardcover variance. The proposed hardcover <br />now conforms to 25%. <br />Planning Commission Recommendation <br />On January 17, 2017 the Planning Commission held a public hearing and reviewed the application including <br />the evidence submitted. Following the public hearing the Commission voted 3 to 0 in favor of a motion to <br />deny the hardcover variance and approve the side setback variance. Commissioner Alternate Berg recused <br />herself from the voting. <br />Planning Staff Recommendation <br />Based on the revised plans, Staff recommends approval. A draft approval resolution has been provided for <br />Council's consideration. <br />COUNCIL ACTION REQUESTED <br />Council should consider adopting or amending the approval resolution. <br />List of Exhibits: <br />Exhibit A.
