The property owner <br />recently combined the two PIDs into one property which is still in process at Hennepin County. <br />The combined property is a small lot which qualifies for buildability without area and width <br />variances under the Shoreland regulations. However, a qualifier for taking advantage of the <br />Shoreland ordinance is a hardcover limitation of 25%. The owner wishes to develop the <br />property under the Tier 3 hardcover limitation, which is consistent with the tier assigned based <br />on distance. In order to be able to exceed 25% up to the 35% limit, the lot area and width <br />variance is required. Plans have been submitted which meet all of the LR -16 district setbacks <br />and reflect a proposed hardcover level of approximately 29%.
