city Of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. 2574 <br />CONCLUSIONS, ORDER AND CONDITIONS <br />Based upon one or more approvalhe 1of�the above rengs noted ferenced <br />Orono city Council hereby g <br />variances to permit the relocation and construction of a <br />commercial structure of 4,500 square feet at <br />the <br />property <br />oknown <br />as Windward Marine, Inc., and in addition, grants approval <br />the <br />commercial site pian based on plans drawn by Rutledge <br />Construction, job #J 8060, revised date 5/14/89, subject to the <br />following conditions: <br />1. Prior to issuing a building permit for the commercial <br />structure and/or issuing a demolition permit for the razing <br />of the existing structure, the following must be completed <br />by t: -.e applicant: <br />a} Approval by the City Engineer of final grading and <br />drainage plans for the relocated parking area. <br />+,} Applicant shall submit a Deve.laper`s Agreement <br />with a Letter of Credit written at 150% of the cost of <br />the required improvements to ensure the completion of <br />L <br />the landscaping and site improvements required by rhe <br />City as a result of the upgrading of this property. <br />2. All green -space areas to be planted or restored.per site <br />plan by Rutledge Construction, Inc., revised date B/3/89 - <br />entitled "Drainage Plan". This area includes the 5' buffer <br />along the north and south lot lines adjacent to the <br />residential and commercial properties, the former boat <br />launch area in the southwest corner of the property- <br />3. <br />roperty.3. Payment of two SAC units at $1,100-00 <br />$50 . or the <br />er <br />current unit charge) with the building permit <br />construction of the commercial structure. <br />4. The 4,500 square foot commercial structure must be <br />provided with an automatic sprinkler system per State <br />Building Code, Appendix E. <br />5. Appropriate soil erosion control program shal l be <br />, <br />maintained through the entire project and until permanent <br />erosion control is in effect. <br />5.
