Table 3B-4 predicts all developable properties within the <br />sewered area. 63.4 acres are identified for development at densities greater than 10 units per acre. <br />Table 3C-8 shows the number of costs burdened households, households whose housing costs are <br />at least 30% of their income. We consider this the demand of affordable housing. The demand of <br />affordable housing, at 30% or less of the AMI is almost double the supply. This is <br />due in part to the lack of or limited shopping and employment opportunities, public transportation, <br />and medical facilities. <br /> <br />HOUSING NEEDS IDENTIFICATION <br /> <br />In assessing local housing needs, Orono has identified the need for a broader range of housing choices <br />including starter homes, empty-nester, and senior housing, and an ongoing need for substantial housing <br />rehabilitation. <br /> <br />Our aging population is retiring and on fixed incomes. Orono has identified one of our greatest needs as <br />housing rehabilitation for senior-citizen homeowners and for alternative senior housing accommodations <br />in the immediate lake area.
