To consider the sketch plan of a proposed 7 lot single family subdivision at 690 <br />Brown Road. <br /> <br />2. Background. The applicant, on behalf of the property owners Eric and Andrea Larson, proposes <br />the subdivision of their 24.37 acres parcel into 7 lots for single family residential use. <br /> <br />This parcel has been the subject of proposed development in the past, the most recently in 2016 <br />where 25 lots where proposed (included an adjacent 4 acre parcel not included with this proposal. <br />Each lot meets the minimum lot size of 2 acres of dry buildable, and 5 of the 7 meet the minimum <br />lot width requirements. (200 is required) Lot <br />3 could be adjusted to accommodate the width requirements, though the lot line configuration <br />may be unusual. <br /> <br />Lot 6 is a proposed lake lot, and based on the lot width definition, provides 185 feet (200 is <br />required. This lot has over 200 feet of shoreline. <br /> <br />For subdivisions or boundary line adjustments, the Council has supported deviation of the lot <br />width requirement at the lake in the past, notably for 800 North Arm (16-3883) and 1298 <br />Wildhurst Trail (17-3912). In both situations, new lake shore lots were created that did not meet <br />the width requirement. <br /> <br />The Planning Commission staff report, attached as Exhibit B outlines the project in greater detail. <br /> <br />3. Planning Commission Vote and Comment. On January 22, 2019, the Planning Commission <br />reviewed the proposal. The members of the commission were generally in favor of the proposal <br />and supported the lot width flexibility.
