This application is regarding variances (lot width, lot area, average lakeshore setback, <br />75-foot setback and hardcover) to build a new home on the property utilizing a portion of the <br />existing foundation. <br />2.MN§15.99 Application Deadline. The application was received and considered to be complete <br />on February 18th. Therefore the 60-Day review period expires on April 19, 2019. <br />3.Background/ Summary. The applicant is proposing to construct a new home on the property, in <br />the same lakeside footprint as the current home. (the home will expand on the street side) The <br />existing home is 61.2 feet from the OWHL, and encroaches up to 24 feet lakeward of the average <br />lakeshore setback line. The proposed home will be a walk-out rambler similar to the existing <br />house style, but because they plan to increase ceiling heights from existing and therefore expand <br />the volume of the home, as well as construct a lake side patio in a new location, variances are <br />requested. <br />4.Planning Commission Vote and Comment. On March 18, 2019, the Planning Commission held <br />a public hearing. Following the public hearing the Planning Commission voted 6 to 0 on a motion <br />to approve the variances, however recommended the applicant reduce the size of the proposed <br />lakeside patio to minimize the new hardcover within the 75-foot setback. The applicants <br />provided a revised plan reflecting a reduction in the proposed patio of 173 square feet within the <br />75-foot setback. <br />5.Public Comment. No comments from the public were submitted. <br />6.Staff Recommendation.
