Additionally, they seek approval of a guest house conditional use permit (CUP) to <br />allow a new guest house use. <br /> <br />Section 78- 305 - Lot Area/Width: <br /> <br />LR-1A Lot Area Lot Width <br />Required 87,120 s.f. (2.0 acres) 200’ <br />Actual 230,852 s.f. (5.3 acres) +600’ <br /> <br />Applicable Regulations: <br />Guest House CUP (Section 78-305) <br />The applicant is requesting a CUP to permit a guest house use on the property. At 5.3 acres, the <br />property meets the requirement for twice the LR-1A minimum lot area to support a secondary <br />dwelling use/guest house. The proposed guest house will have a 2,182 square foot footprint <br />where a single 2,200 square foot oversized accessory building (OAB) is allowed, based on the <br />property’s size. <br /> <br />Interim Use Permit (Code Section 78-1726(a)(6)) <br />The construction of a new residence on the property will result in 9,500 cubic yards of unneeded <br />material. The applicant proposes to export this material from the site; they have indicated that <br />Application Summary: The applicant is requesting approval of an IUP to support the export of <br />over 500 cubic yards of material from the site and soil disturbance in excess of 50 cubic yards <br />within the 75-foot setback in conjunction with construction of a new residence; and a CUP for <br />a guest house use. <br />Staff Recommendation: Planning Department Staff recommends approval with conditions.
