Valek and Joan Valek, husband aiid wife and Ralph W. <br /> and Lydia Palmer, husband and�vife (hereinafter the "subdividers") on April 20, 2004, <br /> filed a formal subdivision application with the City for approval of a three lot residential <br /> . re-plat of property legally described as: <br /> Attached as Exhibit A(hereinafter"the property"); and <br /> WHER.EAS, after due published and mailed notice in accordance with Minnesota <br /> • Statutes 462.358 et. seq. and the City of Orono's Zoning and Subdivision Codes, the <br /> Orono Planning Commission held a public hearin�on May 17, 2004, at which time all <br /> persons desiring to be heard concerning this application were given the opportunity to <br /> speak thereon; and � <br /> WHEREAS, at their regular meeting held on June 14, 2004, the Orono City <br /> Council considered the subdivision application of the subdivider noting the following <br /> findin;s of fact: <br /> 1. The property is located within the LR-1B, One Family Lakeshore <br /> Residential Zoning District requiring a minimum of 140' in lot width and <br /> 1 acre of contiguous dry buildable land within each newly created lot. <br /> 2. The properties contain 3.0 acres of land. <br /> 3. The proposed re-plat consists of three residential lots. <br /> 4. Proposed Lot 1 and Lot 3 will meet the minimum lot area requirement of <br /> the LR-1B, One Family Lakeshore Residential Zoning District meeting a <br /> minimum of 1.0 acre contiguous dry buildable land and the minimum lot <br /> width of 140'. <br /> 5. Proposed Lot 2 will be of 0.8 acre in area which meets 80 percent of the <br /> • lot area requirement and 132' in width which is over 80 percent of the lot <br /> Pa�e 1 of 4 <br />
