Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in order <br /> for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Please provide two copies of an updated,full-size certificate of survey which meets all of the <br /> City's survey standards(enclosed)Indicating the following: <br /> a. Top of Foundation. The top of foundation elevation is shown on the survey; however please have the <br /> surveyor show the point or spot on the foundation where the top of foundation elevation is In reference <br /> to. Please note,we expect the location to be consistent when submitting the foundation as-built survey. <br /> b. Rmt Roo►Elevation. Please have the surveyor call out the first floor elevation so building height can be <br /> verified. <br /> c. Erosion control location. The erosion control plan should match the erosion control permit submitted to <br /> the MCWD. <br /> d. Please have the existing house removed from the survey. <br /> Please note,our engineer has not reviewed the survey,so additional comments may be forthcoming. <br /> 2. Building Plans. The building plans show a deck off the rear or east side of the house. The deck is measuring <br /> approximately 3 X feet in height and will require a railing. A deck Including railing reaching or exceeding a height of <br /> 6'from grade must meet the principal structure setback of W. Please clarify or modify the plans and submit two <br /> full-size copies for our review. <br /> 3. Landscape Plan. Prior to the Issuance of the building permit a landscape plan must be submitted showing all the <br /> proposed exterior/landscaping improvements,i.e.patios,grading,sidewalks,retaining walls,etc. The plan should <br /> include the name of the individual performing the work. Any proposed patios,grading,sidewalks, retaining walls <br /> shown on the landscape plan should also be reflected on the survey. <br /> 4. Separate City Permits Required for: <br /> a.
