Motion passed. <br />#1612 CHRISTOPHER DALE /GERI LEE PAULSON, 4085/4105 WATERTOWN ROAD <br />LOT LINE SUBDIVISION <br />RESOLUTION #2925 <br />Mr. Jack Vigoren,- Attorney, was present on behalf of.the <br />applicants. <br />Bernhardson stated the issues involved in this application <br />and advised that the Planning Commission had unanimously <br />recommended approval. <br />Callahan asked Staff to further explain the issue regarding <br />the easement and future lots. <br />Mabusth replied, "Thy City is placing the property owner on <br />notice that this easement cannot be included in land area <br />calculations if or when the property is further subdivided." <br />A motion was made by Goetten, seconded by Mayor Peterson, to <br />adopt Resolution #2925, approving a metes and bounds subdivision <br />of a lot line rearrangement and creation of a private easement. <br />Motion, Ayes -4, Nays -0. Motion passed. <br />#1613 JENSEN HOMES, INC., 315 TONRAWA ROAD <br />CONDITIONAL USE PERMIT <br />RESOLUTION #2926 <br />Jim Jansen was present. <br />Bernhardson stated that this application involved a proposal <br />for a non - rental apartment within a newly constructed home. He <br />said, "No additional access is being provided from the lower <br />level, but the windows do meet the egress ,.requirements. The <br />Planning Commission unanimously voted to recommend approval." <br />Callahan asked if the concerns regarding the septic systems <br />capacity has been resolved. <br />Mabusth replied, "Michael has confirmed that the septic <br />system can be expanded to meet the Septic Code requirements." <br />Goetten inquired as to the size of this lot. <br />Mr. Jensen replied, "It is 3.78 acres." <br />- 12 - <br />0 <br />
