He noted he would check into the zoning of the property <br />and submit a report to the owner and to the Board. <br />Frank St Lawrence, 253 Cygnet Place PID# 04- 117 -23 23 0012, said <br />the valuation went from $149,900 to 154,300 in 1992. He stated the <br />Highway 12 corridor' selection is having a chilling effect on <br />property values and felt the on <br />should be left at $149,900. <br />Erickson stated they would review the property. <br />Marie' Everson, 4755 North Shore Drive, PID# 07- 117 -23 32 0021, <br />stated the 1992 valuation is $170,200 and felt it should be <br />$152,000 based upon a January 1992 real estate appraisal and the <br />sale of neighboring property. She stated that the valuation has <br />Increased $10,000 for each of the previous two years. <br />1 <br />Erickson noted they would review the property. <br />Norma Jean Dickey, 4425 North Shore Drive, PID# 07- 117 -23 34 0003, <br />noted the 1992 valuation is $184,600 and felt it should be reduced <br />to $125,000. She stated it was a poorly built home. <br />Erickson stated the valuation-for 1991 was $186,000; $117,500 for <br />the' Iand and $67,100 for the building. He stated they would review <br />the property. <br />James M Eesley, 1449 Bay Ridge Road, PID# 10- 117 -23 34 0003,_ said <br />his valuation increased by $500 and asked what that was based upon. <br />He'+sald a neighboring property was listed for $250,000 and recently <br />sold for $187,000 and another is listed for $229,000 and has been <br />for sale 'for 3 years. He stated he has not improved the property <br />in recent years. He noted that nothing in the neighborhood has <br />sold for the asking price within the last 10 years. <br />Erickson stated to find comparable homes, they often have to look <br />at- areas 'outside the immediate neighborhood. He noted that <br />approximately 95% of the homes in Orono sell for more than the <br />market value. <br />Jabbour advised him that if the City -wide valuation is off 5% or <br />more, the State will mass assess the City. <br />4 <br />!►J <br />
