The property is located in the LR— 1 C, Zoning District which requires a <br /> miiiimum lot area of one-half (%) acre and a minimum lot width of 100 <br /> feet. <br /> 3. The Planning Commission reviewed the original application at a public <br /> hearing held on May 16, 2005 and reconunended approval of the 32 s.f. <br /> monument style sign. The City Council reviewed the proposed revision <br /> on September 26, 2005, and recomznended approval of the revised sign <br /> plan based on the following findings: <br /> a. The previously approved monument style sign was 32 s.f. in area or 8' <br /> x 4' in dimension where the revised sign is 24 s.f. in area or 8' x 3' in <br /> dimension, constituting a reduction of 8 s.f. <br /> • b. A wall sign will have less of an impact on the surrounding <br /> neigliborhood than the previously approved monument style sign. <br /> c. The graphic content of the sign is identical to that of the previously <br /> approved monument sign. <br /> d. The revised wall sign proposed will have a greater setback from the <br /> public right-of-way than the previously approved monument style <br /> sign. ' <br /> 4. The City Council has considered this application including the findings <br /> and recomnlendation of the Planning Conunission, reports by City staff, <br /> comments by the applicant and the public, and the effect of the sign <br /> variance as revised on the health, safety and welfare of the community. <br /> 5. The City Council finds that the conditions existing on this property are <br /> peculiar to it and do not apply generally to other property in this zoning <br /> district; that granting the variance as revised would not adversely affect <br /> traffic conditions, light, air nor pose a fire hazard or other danger to <br /> neighboring property; would not nnerely serve as a convenience to the <br /> applicant, but is necessary to alleviate a demonstrable hardship or <br /> • difficulty; is ilecessary to preserve a substantial property right of the <br /> applicant; and would be in keeping with the spirit and inteilt of the Zoning <br /> Code and Comprehensive Plan of the City. <br /> Page 2 of 5 <br />
