The following items must be submitted or <br /> revised in order for your application to be considered complete and for the plan review to continue. <br /> 1. Certificate of Survey. Please have the survey submitted, dated 10126/11 updated to show any <br /> proposed grading on the property. <br /> 2. Proposed Building Plans. Your submitted plans do not meet our minimum requirements. Please <br /> submit building plans according to our requirements listed on page 3 in our Building Permit packet, <br /> enclosed. <br /> 3. Wetland Determination. Our wetland specialist, John Smyth, reviewed the survey and agrees with <br /> the wetland determination made by your surveyor. Smyth observed part of the area required to be <br /> buffer is currently turf (see attached report.) According to the report, the turf must be removed and <br /> seeded with native seed mix. Please submit a plan showing the turf to be removed, proposed native <br /> seed mix to be used, method of site preparation and seeding. Additionally, an additional escrow and <br /> escrow agreement specific to the wetland buffer seeding are required. Permits involving wetland <br /> buffer establishment/improvement require review by the City's engineer Wetland Specialist and <br /> require submittal of a Wetland Buffer Establishment escrow and an escrow agreement. The purpose <br /> of the additional escrow is to guarantee reimbursement to the City for out-of-pocket costs incurred <br /> during the review of your plans. More specifically, this escrow will guarantee conformance with City <br /> Code Chapter 78, Article XI. Wetland Protection (copy attached). The required escrow amount for <br /> this project is $600. The escrow agreement is enclosed. The property owner must sign the escrow <br /> agreement and submit an additional check for$600. <br /> The above information is required in order for the plan review to continue.
