The permit cannot be issued at <br /> this time. <br /> Permit applications for new structures require submittal of an updated Certificate of Survey <br /> meeting the City's standards. Those survey standards are enclosed. The survey you <br /> submitted was conducted in 1983 and does not contain all of the information required to <br /> complete our review. The property is within the Shoreland and is subject to hardcover <br /> regulations. The existing and proposed hardcover calculations must be calculated by a <br /> Licensed Surveyor. Additionally, there is a Manage 3 classification wetland on the <br /> property requiring a 36.5' total setback from the edge of wetland (16.5' buffer and 20' <br /> setback from the buffer). Please refer to the enclosed "Construction near a Wetland" <br /> sheets for more information. <br /> In summary, a plan review fee of $16.25, a revised survey and hardcover calculation <br /> worksheets are required as well as compliance with the wetland requirements.
