The setbacks are 30' front and rear and 10' on the side, except for <br /> the east side, which would be 20' due to the permanent easement. <br /> As discussed yesterday,there is a wetland on the property. The City is not aware of a wetland delineation being <br /> completed and/or approved for this property,therefore we are unable to comment on how many potential lots this <br /> property could be subdivided into. Attached is a copy of the sewer plan showing the other two sewer connection points <br /> near Northern Ave, circled in black. The record plan also shows the property boundary in green,the sewer line in <br /> orange and the permanent sewer easement in pink. <br /> It has not been determined how many sewer or water unit connection charges we assessed to this property when these <br /> utilities were installed.
