The 3635 Togo Road property is zoned LR-IC. <br /> Required is 1/2 acre dry contiguous buildable acreage and 100'per each new lot. <br /> The subject property was served with city water in both Togo Road and Northern Ave as part of the 1970-LW-1 project <br /> which was assessed on both a front footage and unit basis. The property has 1 stub on Togo (presumably in use by the <br /> existing house) and two stubs at Northern Avenue, per the attached as-built. However, while the property was fully <br /> assessed for 294'of front footage, which includes both Togo and Northern frontages, it was only assessed for two units. <br /> This means that one additional water unit would be due if the property ends up with 2 new vacant lots. That a 3rd unit <br /> charge would be$4,240.00 per the 2017 Fee Schedule. <br /> II <br /> I also attached the sewer asbuilt for your reference. We haven't yet researched whether or not you will owe any sewer <br /> connection charges. I don't have time today to do this research.
