MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,March 18,2019 <br /> 6:30 o'clock p.m. <br /> Ressler stated it makes sense to allow the steps to be connected to the patio in lieu of the stepping stones. <br /> Lemke seconded the motion. <br /> Landgraver stated he does not want to over engineer the connection from the stairs to the patio but that he <br /> would accept that friendly amendment. <br /> Thiesse noted whether it is stepping stones or stairs, it would be considered hardcover. <br /> Landgraver amended his motion to recommend approval of Application No.LA19-000007,Tom <br /> Rauscher,2799 Pheasant Road,granting of variances,with the reduction in the size of the deck as <br /> proposed by the applicant,to allow hardcover from the patio to the steps,and subject to the <br /> recommendations of Staff. <br /> Libby indicated he would support the friendly amendment. <br /> Lemke stated he would not support it since he has a concern that the patio would extend out as far as it is <br /> currently proposed. <br /> Landgraver asked if Commissioner Lemke would be amenable with having the applicant submit a plan <br /> prior to the City Council meeting showing the connection. <br /> Lemke indicated he would prefer to see the plan. <br /> Thiesse asked whether Commissioner Lemke would be okay if the applicants decrease the patio size as <br /> proposed and then allow some sort of connection subject to approval by the City Council. <br /> Lemke stated he would be fine with that. <br /> VOTE: Ayes 6,Nays 0. <br /> 3. LA19-000009 REAL ASSETS/JAMISON KOHOUT, 1645 SHADYWOOD ROAD, <br /> PRELIMINARY PLAT,6:52 P.M.—7:00 P.M. <br /> Jamison Kohout, Applicant, was present. <br /> Barnhart stated the applicant is requesting preliminary plat approval to split the existing 2.51-acre parcel <br /> into two buildable lots and an outlot, in a front lot/back lot configuration. This property was the subject <br /> of a preliminary plat action in 2013 but the corresponding final plat was never filed. The preliminary plat <br /> expired in November 2014. This proposal is identical in layout compared to the original approved <br /> preliminary plat with the exception of the lot sizes. <br /> The applicant proposes to split the 2.51-acre parcel into two lots with a 30-foot wide access outlook. <br /> Lot 1 would consist of 1.55 acres and be 140.27 feet wide. Lot 2 would be 0.75 acres and be 110.21 feet <br /> wide. Both lots exceed the requirements of a lot in the LR-1C zoning district. Access to Lot 1 would be <br /> via Outlot A and Lot 2 would be accessed via a shared driveway off of Shadywood Road. Both properties <br /> will be served with sewer and water. <br /> Page 4 of 13 <br />
