Upon <br /> subdivision, each lot will be assigned a Tier. These assignments have not been completed. It is <br /> anticipated that lots 1-6 will be Tier 1 (25%)and lot 7 may be Tier 2 (30%). Tier assignments <br /> will be made as part of the final plat. <br /> Analysis <br /> Comprehensive Plan. The proposal is consistent with the Comprehensive Plan, including in use <br /> and density. <br /> Streets. The developer proposes the construction of a single, new private road that will terminate <br /> in a cul de sac. The length of the road is 1000 feet,meeting the maximum length requirement. This <br /> road will provide vehicular access for all lots. Covenants will be necessary to restrict access onto <br /> Brown road for lots 1, 6, and 7. The city engineer is reviewing the street details and will provide <br /> comment,to be incorporated into the final construction plans. <br /> Utilities. All 7 lots will be served by municipal water and sewer. Water is in Brown Road ROW, <br /> and will be used to serve a new main to be located within the new road, and will terminate in a <br /> hydrant at the end of the cul de sac. A second hydrant is proposed at the property line between lots <br /> 6 and 7. The Fire Chief has recommended a third additional hydrant at the entrance to the <br /> neighborhood. <br /> Sanitary sewer will be collected and channeled to a new lift station within lot 1. Staff <br /> recommends that in lieu of a liftstation for these 6 lots,the sanitary sewer should be a low pressure <br />
