3.15.2019 <br /> Application for a Variance on the property owned by <br /> Ben and Katrina Wasscher <br /> 4775 North Shore Drive <br /> Legal description: <br /> Lots 8 and 9 and %z of Lot 7 adjacent to Lot 8, Block 6, Berquist & <br /> Wicklund's Park, Hennepin County, MN <br /> Project narrative. <br /> The property is located on the shores of lake Minnetonka.The existing home was built by a previous <br /> owner with a rear yard variance. Approved by the city to protect the bluff line. <br /> The Current owners wish to add a small master bath addition on the north end of the house. The <br /> addition would be 270 ft2, and designed to respect the 10ft side yard set back and the bluff line set back <br /> as illustrated on the survey dated 3/11/19. We are asking for a variance on the back side of the lot.The <br /> variance would allow the structure to be 22.3 ft off the rear yard lot line.This is 12" less than the <br /> variance requested for the original house. No other variances are required. <br /> Note the survey includes Hardcover calculation, required bluff line and side yard setbacks. <br /> We have also attached working drawings illustrating how the addition will neatly integrate to the <br /> existing home. The exterior finish materials (siding, roofing,trims,will match the existing house as well <br /> as possible. <br /> Neighbor comments. <br /> See attached, The addition will not extend to the south or the lake side of the house.The neighbors will <br /> not be able to see the addition from their home. Land on other side is owned by city. <br /> Grading and erosion control <br /> The addition will include a full height lower level with a window to the lake side.The total addition will <br /> require approximately 150 yards of soil to be removed from the site. Some returned to backfill. Soil will <br /> not be piled on the site because of lack of room. Some of the upper level retaining walls will need to be <br /> relocated to allow adequate drainage around the side of the building. One tree will need to be removed <br /> because it will be too close to the addition. <br /> Owner will be restoring the site as it now is, wood chips and native vegetation. <br /> Silt fencing will be place conjunction with MCWD recommendations. <br /> Hardcover Calculations <br /> .See attached Hardcover Packet attached. Filled out using the form provided <br /> Legal description in Word form (above). <br /> Minnehaha Creek Watershed District (MCWD) approval or documentation <br /> After discussing the project with you and reviewing the attached survey it has been determined that this <br /> project would not require a permit from the MCWD has the amount of disturbance is below the amount <br />
