MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,March 18,2019 <br /> 6:30 o'clock p.m. <br /> Rehkamp indicated the materials will match but that it will have a steeper roofline than the cottage so <br /> some living space can be gained. <br /> Landgraver asked if it is one and a half or two full baths in the garage. <br /> Rehkamp indicated it is two. <br /> Thiesse asked whether the retaining walls are new or existing. <br /> Nymo noted there are existing retaining walls there presently that will be modified. The garage could be <br /> built further into the property, but there is an egress/ingress easement with the adjacent neighbor, and they <br /> ' would also like to preserve the view of the cottage as you enter the property. <br /> Libby asked what steps will be taken to address the runoff <br /> Rehkamp stated they have not gone to the level of engineering yet but that something will need to be done <br /> since the whole wall of the garage is buckling in. <br /> Lemke asked if the new garage is taller than the existing one. <br /> Rehkamp indicated it is. The lower side of the garage,which is the highest side,would be 24 feet. <br /> Thiesse asked if the City is going to require that this not be living quarters. <br /> Curtis indicated that is part of the covenant. <br /> Thiesse commented it seems like this would be a perfect opportunity for it to become sleeping quarters <br /> and asked what process the applicants would need to go through in order for that to happen. <br /> Curtis stated they would require double the acreage. <br /> Chair Thiesse opened the public hearing at 7:08 p.m. <br /> There were no public comments. <br /> Chair Thiesse closed the public hearing at 7:08 p.m. <br /> Libby stated given the circumstances of this being a familial type of arrangement and with the City <br /> having ample regulations,this structure could easily be converted into a rental. Libby stated there is a <br /> definite housing need for this type of structure. <br /> Thiesse noted they would not be allowed given the acreage. <br /> Curtis noted the applicants are not requesting that either. <br /> Ressler commented he would be in support of it and that the massing is away from the lake. <br /> Page 7 of 13 <br />
