Resolution #2652 required "each lot to be <br /> served by a single driveway or one curb cut at a 2Q' maximum allowed <br /> width. Driveway width is to be measured parallel to the loop road, <br /> Sugarwood Drive. The portion of the drive located within the front <br /> street setback shall be placed in a straight alignment from the loop <br /> road and shall not exceed a width of 20' within the front street <br /> setback area." <br /> At the time of the issuance of the building permit, the issue of <br /> a realigned drive was discussed and applicant was advised of the need <br /> to apply for special permission of the City for any change to the <br /> standards approved for the Sugarwoods plat. The applicant also noted <br /> that the house was planned for the fall parade of homes and that it <br /> was imperative for a building permit to be issued as soon as possible. <br /> The building staff was advised that the only way a building permit <br /> could be issued was for the applicant to provide a site plan that met <br /> the standards of the PRD. Staff accepted the site plan with the <br /> building permit (Exhibit C). Unfortunately, during this review staff <br /> noted that the proposed paved drive exceeds the 20' allowed width <br /> through the 50' street setback. If applicant does not receive <br /> approval of the realigned drive, it will be necessary for the <br /> applicant to realign the portion of the drive that exceeds the 20' <br /> required width. <br /> Please review Exhibit A. Mr. Bonner has reviewed many of the <br /> physical conditions unique to the property suggesting a need for <br /> special consideration. Staff has also enclosed the original <br /> topographic map done for the Sugarwoods plat, Exhibit G, note the <br /> severe drop in topography to the south of lot. <br />
