The plans are dated 12-1-09. We have the following <br /> comments with regards to engineering matters: <br /> • The proposed retaining wall is shown as 4.0 feet in height. If field changes increase the <br /> height, engineering design and details must be submitted for review and approval. <br /> • Although no new drainage calculations were submitted with the plans, the revised <br /> drainage patterns are very similar to the previous design. The applicant has shown that <br /> the post-construction runoff rates are less than the current conditions for the southeast <br /> drainage area. This area drains across the lot line and directly toward the house at 2107 <br /> Sugarwood Drive. If constructed according to the plans, the proposed project will <br /> improve this situation. <br /> • The post construction backyard runoff rates to 2107 Sugarwood Drive will increase as a <br /> result of this project. The applicant is proposing to obtain a drainage easement from <br /> 2107 Sugarwood Drive to convey this increased runoff to an existing drainage and utility <br /> easement along the north lot line of 2109 Sugarwood Drive. We generally find this <br /> acceptable from an engineering standpoint. However, the revised plans now direct <br /> runofF to an area slightly north of the proposed easement.
