The <br /> plans are dated 1-3-11. We have the following comments with regards to engineering matters: <br /> • The goal of the original approved grading plan was to control the location of and lirriit the <br /> amount of storm water runoff to the neighboring properly. <br /> o A drainage easement should have been obtained from the 2107 Sugarwood <br /> Drive property accommodating a new and increased runoff point from 2105 <br /> Sugarwood Drive. The as-built grading plan shows drainage crossing the lot line <br /> outside of this easement. Grading should be revised to direct drainage into the <br /> 2107 Sugarwood Drive drainage easement. The city should also verify that this <br /> easement has been obtained and recorded. <br /> o The approved gradmg plan shows the front of the house, stoop area,walk, and <br /> driveway draining to Sugarwood Drive. The as-built shows this area draining to <br /> 2107 Sugarwood Drive. The grading and drainage patterns must be revised and <br /> match the approved grading plan in this area. <br /> • The plan must show all of the site's retaining walls. Engineered design and details <br /> should be submitted for all retaining walls over four in height, and for all tiered walls with <br /> a separation of less than two times the wall height. <br /> • If any drain pipes,drainage structures, or drain tiles were installed with this project,they <br /> should be shown on the as-built plans. <br /> • Based on an October 2010 site visit, the as-built plan contours shown in the backyard <br /> likely dces not reflect the grading on site. A site and grading plan showing all as-built <br /> grading must be resubmitted. <br />
