This approval was based <br /> on the following hardships and findings: <br /> l. There will be no loss of trees as a result of this improvement. <br /> 2. There will be a 1$ overall reduction of hardcover within the <br /> property. <br /> 3. The turnaround as originally proposed was placed within the front <br /> yard adjacent to the existing residence and has proven to be <br /> aesthetically unacceptable and poor site planning. <br /> 4. Although the property is one of the larger lots within the <br /> subdivision, in excess of 1 acre in area, the building pad area has <br /> been limited to 13,760 s.f. <br /> 5. The unusual shape of the building pad defined by the required <br /> setbacks and the sloping topography has required that the house be <br /> placed at its present location. <br /> Staff has amended the original hardcover fact sheet for the property <br /> located at 2008 Sugarwood Drive and all appropriate staff people have been <br /> notified of the amendment. <br /> Please contact Jeanne Mabusth if you have any further questions <br /> concerning this matter. <br /> The adoption of a review procedure for non-conforming lots within the <br /> Sugar Woods PRD will be reviewed and acted on by the City Council at their <br /> December 10, 1990 meeting. Copies of the resolution will be sent to you <br /> prior to that meeting. In addition, staff will include the abreviated <br /> review discussed conceptually before the Council as an option for Council's <br /> consideration and action. <br />
