The lot area is 53,421.89 sq. ft. or 1.226 acres, which meets the minimum lot <br /> area requirements. <br /> 2. The setback requirements for this subdivision are 50' front and rear setbacks with <br /> 40' side yard setbacks. The existing residence conforms to the setback requirements. <br /> 3. The building envelope established by the required setbacks is 19,483.23 sq. ft. <br /> 4. The allowed hardcover as regulated by covenant is 80%. The amount of <br /> allowed hardcover is 15,586.6 sq. ft. The existing plan on file with the City <br /> indicates that the current amount of hardcover is 10,125 sq. ft. or 50%. <br /> 5. The allowed structural lot coverage per Section 10.03, Subd. 14, C. is 15% of the <br /> total lot area (53,421.89 sq. ft.) is 8,013.2 sq. ft. According to the file, the existing <br /> structural lot coverage avvith the house and garage is 5,674 sq. ft. which represents <br /> is 13%. This allows for approximately 2339.2 sq. ft. additional structural coverage. <br /> The supplemental handout that discusses lot coverage is confusing because it gives <br /> a number of 6,534 sq. ft. for a zoning lot that is 1 acre in size.
