���p CITY OF ORONO <br /> RESOLUTION OF THE CITY COUNCIL <br /> y�, G,�- No. 6 ? � 0 <br /> `qxESH��� <br /> WHEREAS, on February 27, 2017, the City Council reviewed the application and <br /> the recommendations of the Planning Commission and City staff; and <br /> NOW,THEREFORE, BE IT RESOLVED that the City Council of Orono, Minnesota <br /> hereby approves the requested variance as described above based on one or more of the <br /> following findings of fact concerning the Property: <br /> FINDINGS OF FACT: <br /> 1. This application was reviewed as Zoning File #17-3901. The analysis contained within <br /> staff memos and the exhibits attached to the aforesaid memos, all minutes from the above <br /> mentioned meetings, and any and all other materials distributed at these meetings are <br /> hereby incorporated by reference. <br /> 2. The Property is located in the RR-1 A Rural Residential Zoning District. <br /> 3. The Property contains 1.8 acres in area and has a defined lot width of t370 feet. <br /> 4. Applicant has applied for the following variance[s]: <br /> a. Front Yard Setback Variance <br /> b. Number of Septic Sites <br /> 5. In considering this application for variance, the Council has considered the advice and <br /> recommendation of the Planning Commission and the effect of the proposed variance <br /> upon the health, safety and welfare of the community, existing and anticipated traffic <br /> conditions, light and air, danger of fire, risk to the public safety, and the effect on values <br /> of property in the surrounding area. <br /> ANALYSIS: <br /> 1. "Variances shall only be permitted when they are in harmony with the general purposes <br /> and intent of the ordinance . . . ." The proposed variance will be in harmony with the <br /> intent of the Zoning Code as the proposed improvement will not increase the footprint <br /> size, and will be partially screened from view by the vegetation that exists between the <br /> home and the street. <br /> 2. "Variances shall only be permitted . . . when the variances are consistent with the <br /> comprehensive plan." The addition to the residence is consistent with the comprehensive <br /> plan. Although the front setback is substandard, the home is set back approximately 180 <br /> feet from the travelled portion of Sixth Avenue North and the addition will be partially <br /> screened by existing vegetation. <br />
