During the plan review it was noted that the location of the proposed <br /> building does not conform to City Code 78-1435 (see page 2). Therefore, a building permit <br /> cannot be issued at this time. Please revise the location of the proposed building to be even <br /> with or behind the existing home in order for your application to be considered complete <br /> and for the plan review to continue. <br /> Should you choose to proceed with the proposed building located nearer the front property <br /> line than that of the house a variance application and required materials must be submitted <br /> by February 22, 2006 prior to 12:00 noon. Per our phone conversation today, a request to <br /> construct an accessory building nearer to the road than the principal building will not likely <br /> receive staff support, or a favorable recommendation from staff during the variance review <br /> process as a viable hardship inherent to the land must be demonstrated per State Statute. In <br /> order to apply for a variance the following must be submitted in addition to the Variance <br /> Application(enclosed): <br /> 1. Completed application form and $600 application fee <br /> 2. Completed Hardship Documentation Form <br /> 3. Certified Property Owners List. This is a list of property owners within 150' of <br /> your property, labels and plat map. List, labels and map may be obtained from <br /> Hennepin County Department of Finance, Government Center, A-603 300 South <br /> 6th Street, Minneapolis, or by calling 612-348-5910. <br /> 4. Two copies of a Certificate of Survey (signed by a licensed surveyor), meeting all <br /> the requirements listed below.
