•f �� <br /> /�_ <br /> /� O� <br /> O O <br /> �, CITY of ORONO <br /> � F <br /> ti <br /> RESOLUTION OF THE CITY COUNCIL <br /> ��'q.kE Hp4ti�G NO. � •..`��, n'� :',a __ <br /> S <br /> A RESOLUTION APPROVING THE <br /> PLAT OF PHILLIPS WOODLAND TERRACE <br /> THIRD ADDITION <br /> FILE NO. 2541 <br /> WHEREAS, the City of Orono is a municipal corporation organized and existing <br /> under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of the City of Orono has adopted subdivision <br /> regulations for the orderly, economic and safe development of land within the City; and <br /> WHEREAS,the City Council has considered the application for a subdivision of a <br /> two (2) lot residential development by Paul R. Phillips and Mary B. Phillips (hereinafter "the <br /> subdividers"); and <br /> WHEREAS,the subdivision has been found to meet all standazds of the RR-1 B, 2 <br /> Acre Single Family Rural Residential Zoning District finding that each lot is of a size and <br /> configuration that would allow its use for a single family residence to be fully developed; and <br /> WHEREAS,the subdivider has completed or has agreed to complete all requirements <br /> of the platting regulations of the City, including: <br /> 1. Completion of all the requirements of Resolution No. 4202,the resolution granting <br /> preliminary approval of the Class II subdivision. <br /> 2. Dedication on the plat of standard perimeter drainage and utility easements. <br /> 3. Declaration of Private Road Easement and Declaration of Covenants for Maintenance <br /> has been developed for o�rnership and maintenance of the private road to be located <br /> within Outlot A. The property owners of Lot 3, Block 1,Phillips Woodland Terrace; <br /> Lot 1, Block l, Phillips Woodland Terrace Third Addition; Lot 1, Block 1, Phillips <br /> Woodland Terrace Third Addition shall also be responsible for maintenance and <br /> construction of the private road based on the conditions set forth in the Declaration <br /> of Private Road Easement and Declaration of Covenants for Maintenance. <br /> Page 1 of 4 <br />
