.� o,�,. <br /> O O CITY of ORONO <br /> � <br /> � �_ � RESOLUTION OF THE CITY COUNCIL <br /> � �� No. 6408 <br /> ��kESH04'� <br /> A RESOLUTION <br /> GRANTING A VARIANCE TO <br /> MUNICIPAL ZONING CODE <br /> SECTION 78-420 (B) <br /> FILE NO. 14-3665 <br /> WHEREAS, Orono Woodlands, Inc., a Minnesota Nonprofit Corporation <br /> (hereinafter "the Owner") is the owner of the property located at 2100 Sixth Avenue North <br /> within the City of Orono (hereinafter the "City") and legally described as Lot 2, Block 1, Phillips <br /> Woodland Terrace 2"d Addition, Hennepin County, Minnesota (hereinafter the "Property"); <br /> and <br /> WHEREAS, the Owner has made application to the City of Orono for a variance <br /> to Orono Municipal Zoning Code Section 78-420 (B) to allow construction of a 24' x 38' attached <br /> garage with a 10' wide enclosed breezeway 16.3 feet from the west side lot line where 30 foot <br /> side yard setback is normally required and a 58 foot setback currently exists for the existing <br /> home; and <br /> WHEREAS, after due published notice and mailed notice in accordance with <br /> Minnesota Statutes and the Orono, Minnesota, City Code, the Orono Planning Commission held <br /> a public hearing on May 19, 2014 at which times all persons desiring to be heard concerning <br /> this application were given the opportunity to speak thereon. <br /> NOW, THEREFORE BE IT RESOLVED by the City Council of Orono, <br /> Minnesota: <br /> FINDINGS <br /> 1. This application was reviewed as Zoning File 14-3665. <br /> 2. The Property is located in the RR-16 One Family Rural Residential Zoning <br /> District which requires a minimum lot area of 2.0 acres and a minimum lot width <br /> of 200'. <br /> 3. The Planning Commission reviewed this application at a public hearing held on <br /> May 19, 2014 and recommended approval of the variance based on the following <br /> findings: <br /> a. The Property contains 108,105 square feet (2.48 acres) in area and has <br /> approximately 305 feet in width along Sixth Avenue North. <br /> Page 1 of 4 <br />
