The property is zoned RR-1B, One-Family Rural Residential. The existing and <br /> proposed use as a Church is a Conditional Use in the RR-1B District. Trinity <br /> Lutheran Church has obtained the appropriate Conditional Use Pernlits for the <br /> existin� and proposed uses. <br /> 2. All approvals necessaiy for the operation and use of the property have been <br /> obtained. Building permits for the expansion are ready to be issued pending <br /> execution by church representatives of the Developers Agreement and provision <br /> of a Letter of Credit. Proposed improvements comply with all applicable <br /> buildinb, fire and zoning regulations. <br /> 3. City of Orono parking requirements establish a minimum number of required <br /> stalls for the existing and proposed use of 113 stalls. The proposed parking plan <br /> includes 221 stalls, more than adequate to meet City requirements. <br /> 4. The most recent activity by the Church requiring issuance of a Certificate of <br /> Occupancy was in 1989.
