Pierpont <br /> 1801 West Farm Road <br /> Long Lake, MN 553�6 <br /> Re: Sewer Connections for 1940/1980 Sixth Avenue North <br /> Dear Mr. Pierpont: <br /> Thank you for your letter of August 29 requesting sewer connections for your properties <br /> at 1940 and 1980 6th Avenue North. <br /> These properties are not within Orono's designated Metropolitan Urban Service Area <br /> (MUSA). Inclusion within the MUSA is necessary before connection to sewer is <br /> possible. The Metropolitan Council must approve all additions to the MUSA via a <br /> formal City application process that involves submission of various documents and data <br /> as well as review by neighboring government jurisdictions. <br /> Met Council has strict policies for adding properties to the MUSA. The policy with <br /> perhaps the most impact on your potential to connect has to do with Orono's overall <br /> development density. Met Council requires that in order to add residential property to the <br /> MUSA, cities must demonstrate that their net sewered development density is no less <br /> than 3.0 dwelling units per acre since year 2000, and that any new MUSA inclusions are <br /> added to the calculation. <br /> As you know, a significant portion of Orono is zoned for low density residential <br /> development with 2-acre and 5-acre minimum lot sizes, which translates to 0.5 to 0.2 <br /> units per acre. Orono is in the final stages of approving a 9-unit sewered residential <br /> development on Highway 12 that has reduced the City's 2000-present density level to <br /> just above the 3.0 units per acre minimum. The City also has recently turned away a <br /> request for adding to the MUSA a 20-acre parcel further west on Co.
