The City Council makes the following additional findings <br /> . of fact regarding the proposed application: <br /> A) Maintaining a 10' setback from the west Iot line <br /> wi11 not allow applicants to construct the 2-car garage <br /> that is necessary for security of their vehicles, <br /> privacy, and storage of Iawn and property maintenance <br /> equipment currently stored in a steel shed on the <br /> ' property. . <br /> B) Approval of variances to allow a west side lot line <br /> setback of 4.6' will sti11 maintain the required 10' <br /> setback from the neighboring residence necessary for <br /> fire safety and drainage purposes. <br /> C) The applicants have revised the application to <br /> exclude the originally proposed 4' expansion lakeward <br /> from the existing house. <br /> • D) There is no additional property available for <br /> acquisition by the current property owners to relieve <br /> the existing substandard setbacks. Also, there is no <br /> feasible means by which the property owners can <br /> relocate the existing house within the property <br /> boundaries to meet the required setbacks from the <br /> street sides and lalce, hence repositioning of the house <br /> normal ly required during foundation reconstruction is <br /> not feasible. <br /> � E) A variance to aI.low the garage corner to be as <br /> close as 7' to the street Iot line where a 30' setback <br /> is normally required, is justified by the need for <br /> adequate security of the applicants' property and is <br /> � supported by the fact that the location of the proposed <br /> garage doors would be at least 20' from the existing <br /> sidewalk and at Ieast 27' from the existing curb line <br /> of County Road 15, Ieaving adequate room for parking of <br /> vehicles outside the garage without affecting <br /> pedestrian or vehicu3.ar traffic in the right-of-way. <br /> Furthermare, the proposed driveway width will allow <br /> enough room to maneuver applicants' vehicles in order <br /> to enter traffic moving forward. <br /> 5. The City Council has considered this application <br /> • including the findings and recommendations of the Planning <br /> Commission, reports by City staff, comments by the <br /> applicants and the effect of the proposed variances on the <br /> health, safety and welfare of the community. , <br /> Page 2 of 6 <br />
