Newell <br /> stated they will get a better sense once the contractor comes out and assesses the site. <br /> McGrann asked if any of the neighbors have commented on the proposal. <br /> Curtis indicated one neighbor did come in and look at the proposal and was satisfied with the location. <br /> Newell stated he did obtain signatures from the two adjacent neighbors. <br /> Chair Leskinen opened the public hearing at 8:17 p.m. <br /> There were no public comments regarding this application. <br /> Chair Leskinen closed the public hearing at 8:17 p.m. <br /> Leskinen stated given the size of the property and the proposed location, she is not opposed to it. <br /> Leskinen noted the sport court would be located at pretty much grade level. <br /> Schoenzeit stated the proposal looks fine. <br /> Landgraver noted the neighbor most impacted has signed off on the project. <br /> Leskinen stated the fact that it is in front of the house is a nonissue since you cannot see it from the street. <br /> Schwingler moved,Schoenzeit seconded,to recommend approval of Application No. 15-3719,Marc <br /> and Kari Newell,3015 Watertown Road,granting of a variance to permit construction of a sport <br /> court between the front,street lot line and the principal structure. VOTE: Ayes 7,Nays 0. <br /> 5. #15-3720 BPS PROPERTIES,300 SIXTH AVENUE NORTH, SKETCH PLAN REVIEW, <br /> 8:18 P.M.—9:17 P.M. <br /> Curtis stated before the Planning Commission tonight is a sketch plan for a 92-acre parcel proposed to be <br /> divided into 11 single-family residential lots as well as two large conservation outlots. Nine of the eleven <br /> lots would be served new private roads with cul-de-sacs extending northerly from Sixth Avenue. The <br /> remaining two lots would be accessed directly off of Hunter Drive. All lots would be served by onsite <br /> sewage treatment systems and private wells. <br /> No formal action needs to be taken this evening. Staff's memo and tonight's discussion will help <br /> highlight potential issues when the formal preliminary plat application is submitted. <br /> Curtis displayed a sketch of the overall property. Curtis stated the proposal appears to be in conformity <br /> with the guiding for this area for single-family rural residential at a density of one unit per two acres. The <br /> proposed development will be required to conform to the two-acre, 200-foot width standards of the RR- <br /> 1B zoning district. <br /> Approximately half of the property is within the Shoreland Overlay District. Large single-family lots <br /> surround the site on the north in Medina and in Plymouth to the east. The property abuts Mooney Lake <br /> with a contiguous portion of over 40 acres of native Maple-basswood forest located in the northern <br /> Page 20 of 30 <br />
