MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,November 18,2013 <br /> 6:30 o'clock p.m. <br /> Landgraver stated it sounds like the Planning Commission would support a small addition but not the nine <br /> feet being proposed by the applicant. Landgraver noted if the application is denied,the applicant can still <br /> go before the City Council. <br /> Leskinen stated in her view tabling is not an option and that the Planning Commission should entertain a <br /> motion. Leskinen stated it does not appear the Planning Commission is willing to approve anything over <br /> six feet. <br /> Curtis stated if the Planning Commission is generally favorable of the 6-foot addition,that direction could <br /> again be given to the applicant. <br /> Thiesse stated he would like the applicant to have a useable garage and that a 24-foot garage is useable in <br /> his view. Thiesse stated he is not convinced that 16 feet is not enough for a sedan and that in his view the <br /> third stall for that type of vehicle may be sufficient. Thiesse stated if the applicant can prove differently, <br /> he would be willing to reconsider the application. <br /> Leskinen reiterated her position has not changed from last time and that she agrees a reasonable garage is <br /> 24 feet. <br /> Thiesse noted the neighbors are also opposed to the proposal,which does not help. <br /> Landgraver moved,McGrann seconded,to recommend denial of Application 3059 Farview Lane, <br /> with the stipulation that the specific request for nine feet is denied and that the Planning <br /> Commission would recommend six feet. VOTE: Ayes 5,Nays 0. <br /> NEW BUSINESS <br /> 3. #13-3637 WILLIAM ABBOTT,2350 WATERTOWN ROAD, SUBDIVISION,6:49 P.M.— <br /> 8:17 P.M. <br /> William Abbott, Applicant,was present. <br /> Gaffron stated the applicant is requesting preliminary plat approval for a seven lot single-family <br /> residential subdivision to be known as Oliver Hill as well as rezoning to Residential Planned Unit <br /> Development. The property is zoned RR-1B, one family rural residential district,with a two acre <br /> minimum. <br /> The property consists of two parcels. One is a flag lot and the other is a vacant parcel. When combined, <br /> those two parcels equal 4.9 acres. Roughly 3.7 acres is dry buildable and 1.24 acres of wetland. The <br /> aerial photograph shows a wetland in the northwest corner and a small creek located in the trees that <br /> flows to the southeast. As you look towards the west,there is quite a bit of open and a line of trees along <br /> the driveway. The easterly portion of the property also contains quite a bit of trees. <br /> The land use plan for this area in 2000 was re-guided from two-acre single-family to two to three units <br /> per acre single family. The property directly north and adjacent to this site was developed as an RPUD <br /> known as Glendale Cove. Out of the nine lots that were approved, five or six of the lots have been built <br /> on. Gaffron stated essentially this will mirror that development. <br /> Page 4 of 35 <br />
