Gaffron stated <br /> in his view the parking in this development would be helped by having a 28-foot road rather than a 25- <br /> foot road. <br /> Landgraver asked if private wells will be drilled on each property but then make use of the existing sewer <br /> utility. <br /> Abbott indicated that is correct and that the expense to bring water in as well as the WAC charges would <br /> add more costs to each lot. <br /> Leskinen asked whether the Planning Commission is in favor of the RPUD. <br /> It was the consensus of the Planning Commission that they are in favor of the RPUD. <br /> Thiesse asked if the Planning Commission feels the landscape plan should be beefed up. <br /> Schwingler noted the trees tend to be more towards the back of the lots rather than in the main part of the <br /> development. <br /> Gaffron stated based on the grading plan that goes up to the boundary lines,there will be cul-de-sacs, <br /> drainage ways, rain gardens, and yard, which is something the Planning Commission can preserve or <br /> screen with more trees along Willow. <br /> Landgraver commented there is a good intent to separate the development from Willow and being a little <br /> more robust in that area with landscaping would help negate the sense of massing. <br /> Leskinen stated her thought would be to do what Staff has recommended and then provide screening <br /> along Willow Drive. <br /> Leskinen commented she is not sure whether there is much they can do about the driveway and the <br /> headlight issue. <br /> Thiesse stated it will depend on how the approach goes down to the road. Thiesse stated he believes the <br /> house across the road is slightly higher than the road but that the grades of the approach to the road should <br /> be looked at. <br /> Abbott stated if that individual would like some trees,they would be happy to plant some trees on their <br /> property. <br /> Leskinen stated that could also be part of the beefed up landscaping plan but that it will not be known <br /> until the houses are located on the lots. <br /> Gaffron stated the road options are limited on this site. <br /> Leskinen noted the applicant has already adequately identified their intent for the remnant corridor. <br /> Leskinen asked if that is the segment that has been earmarked for the recreation easement. <br /> Page 14 of 35 <br />
