MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,August 19 2013 <br /> 6:30 o'clock p.m. <br /> garden/vegetable areas. In this particular case they would be looking at an association that would require <br /> the payment of monthly dues to conduct the mowing and snow plowing. <br /> Schoenzeit asked what the City's infrastructure is like in this area to support this type of density. <br /> Gaffron indicated Staff has not gotten to the point to determine sewer and water capacity but that he <br /> would expect there would be capacity for 50 units. <br /> Masmoen stated they are looking for the reaction of the Planning Commission and whether the City <br /> would be receptive to rezoning this area. <br /> Lemke asked if he has gotten the reaction from the residents in the surrounding area. <br /> Wasmoen indicated they wanted to obtain the reaction of the City first and then further develop the plan <br /> before gaining public input. <br /> Landgraver stated the amount of traffic would obviously increase and asked whether the L-shaped entry <br /> onto Shadywood is for sure or whether access to the site has yet to be determined. <br /> Wasmoen stated if that access is not available,they would loop back on the other side. <br /> Landgraver asked where access to the church is located. <br /> Wasmoen pointed out the location of the church. <br /> Landgraver stated he is attempting to determine how the curb cuts would work and noted that there is an <br /> intersection in the vicinity. <br /> Wasmoen stated they would also look at whether access could be simplified given the two commercial <br /> properties and that they would like to have the access further away from the intersection than what <br /> currently exists. <br /> Schoenzeit asked what the square footage of the units would be. <br /> Wasmoen indicated they would likely range from 2,500 to 1,800 square feet. Wasmoen stated there <br /> would probably be four different unit types. <br /> Schoenzeit asked what type of materials would be utilized. <br /> Wasmoen indicated they would have wood and brick exteriors and on the interior they would likely have <br /> hardwood floors, custom millwork and kitchens as well as solid surface or granite countertops. <br /> Schoenzeit asked whether there would be any architectural covenants to allow some flexibility in <br /> construction. <br /> Wasmoen displayed a composite view of the types of architectural components they are considering. <br /> Each twin home would have its own personality. Wasmoen noted since they are dealing with a number of <br /> grade changes and existing trees,the footprint will rotate somewhat as you maneuver the site. <br /> Page 24 of 28 <br />
