Potential Permitted Uses of Property: <br /> 1) Single family residential use at a density of 2 units per dry acre <br /> 2) Multi-family residential use at a density of 3 units per dry acre <br /> 3) Public park or playground. <br /> 4) Municipal building <br /> Potential Conditional Uses of Property: <br /> Any of the conditional uses allowed in the LR-1C Residential District <br /> Status of Existing Commercial Use: <br /> The existing commercial use of the property has been non-conforming since January 1, <br /> 1975. If the property had been granted a"non-conforming conditional use permit" <br /> pursuant to Zoning Code Section 10.03, Subd. 5, it would be considered legally non- <br /> conforming; however, no such permit is documented as having been applied for nor <br /> granted. The existing use as of 1-1-75 has remained in most respects unchanged; no new <br /> structures have been added, the level of activity has not substantially intensified, but the <br /> area of the property devoted to such use appears to have expanded based on review of <br /> aerial photos from various years. <br /> The property cannot be used for any commercial use other than the bulk landscaping <br /> material storage that is occurring on the property.
