This application was reviewed as Zoning File #2553. <br /> 2. . The property is located in the LR-1C, Single Family Lakeshore Residential <br /> Zoning District. <br /> 3. The Planning Commission reviewed this application on January 19, 2000 and <br />� recommended approval on a vote of 4 to 0, (1 abstained). <br /> 4. The Planning Commission made the following findings of fact: . <br /> � A. The proposed sign is a two-sided cabinet sign that will be illuminated by <br /> � interior lighting and in total is approximately 40 s.f., being approximately <br /> 4' x 10' high placed on a metal base that is approximately 1' high. <br /> • B. The proposed sign is intended to advertise Good Shepherd Lutheran <br /> Church. <br /> C. Planning Commission accepts the applicant's stated hardship that the 12 <br /> s.f. limitation per sign surface would allow signage insufficient for the <br /> existing church. There is no other signage currently on the properry. <br /> The location of the sign meets city standards. <br /> 5. The City Council finds that the conditions existing on this property are peculiar <br /> to it and do not apply generally to other property in this zoning district; that . <br /> � granting the variance would not adversely affect traffic conditions, light, air nor <br /> pose a fire hazard or other danger to neighboring property; would not merely <br /> serve as a convenience to the applicant, but is necessary to alleviate a <br /> demonstrable hardship or difficulty; is necessary to preserve a substantial <br /> property right of the applicant; and would be in keeping with the spirit and <br /> intent of the Zoning Code and Comprehensive Plan of the City. � <br /> • Page 2 of 5 <br />
