Your application <br /> proposes construction of a monument sign on what appears to be the neighboring property addressed <br /> 3542 Shoreline Drive (PID 17-117-23-43-0113), see attached excerpt from the survey dated <br /> March 11, 1991. The sign must be located on vour property addressed 3502 Shoreline Drive. <br /> The following items must be submitted or revised in order for your application to be considered <br /> complete and for the plan review to continue: <br /> 1. Certificate of Survey. Please provide two (2) copies of an updated, full size certificate of <br /> survey meeting the City's survey standards (enclosed) indicating the location of the existing <br /> structure(s), proposed monument sign and current topography, as well as all landscaping, <br /> retaining walls and all hardcover on the property. <br /> 2. Dimensions of Sign. The proposed sign design is not scaled and is difficult to read the <br /> proposed measurements. Please submit scaled drawings of the proposed sign. The <br /> measurements must be from existing grade to top of cap, including the 20" base height <br /> minimum. Also show the sign in 3 dimensions, including footings. P/ease note: an e/ectronic <br /> reader board is not allowed. The proposed"Reader Track'; must be removab/e letters. <br /> 3. Existing Sign Inventory. Please provide a sign inventory of all signage on the property <br /> including size. If any signage is being removed, please detail location and size. <br /> 4. Landscaping Plan. According to City Code Section 78-1466(11)(g), 200 square feet of ground <br /> around the base of the monument sign shall be landscaped with shrubs or perennials. Please <br /> provide a landscaping plan meeting the above requirements. <br /> 5. Escrow � Escrow Agreement. Building permits involving grading and/or review by the City's <br /> engineer require submittal of an escrow and an escrow agreement. The purpose of the escrow <br /> is to guarantee reimbursement to the City for out-of-pocket costs incurred during the review of <br /> your plans. Additionally this escrow will guarantee conformance with City Code Chapter 79 <br /> relating to erosion control and stormwater. The required escrow amount for this project is <br /> $2,500. The escrow agreement is enclosed.
