Mr. Eric Zweber <br />WSB & Associates, Inc. <br />December 19, 2017 <br />Page 57 <br />27 <br />• Site #3: The third redevelopment area consists of five commercial properties that <br />make-up 1.86 total acres; the smallest redevelopment area. Most of the commercial <br />buildings are dated as they were constructed between 1947 and 1986. All of the prop- <br />erties have frontage on Shoreline Drive and are surrounding by housing land uses to the <br />north of the parcels. This area would have access and visibility to Shoreline Drive mo- <br />torists; however, it will be challenging making left turns out of the site. <br />Recommended land uses could include: <br />o Mid -rise housing <br />o Modest commercial development <br />• Site #4: Located at the northwest quadrant of Shoreline Drive and Shadywood Road; <br />this redevelopment area has the potential be the "gateway" into the Navarre neighbor- <br />hood. The property is at "main and main" and benefits from higher traffic counts and <br />excellent access and visibility from both roadways. As a result, this site could be the cor- <br />nerstone for future redevelopment in Navarre. Collectively the site is 2.6 acres across <br />eight parcels. Most of the existing uses are commercial, however there are two com- <br />mercial uses located in low-density residential structures. Because of this location, this <br />site should be the top priority for attracting redevelopment in Navarre. <br />Recommended land uses could include: <br />o Commercial concentration —front loaded design towards the roadways (parking <br />in rear) <br />o Mixed-use or multi -use development with a mid -rise housing component <br />MAXFIELD RESEARCH AND CONSULTING, LLC <br />
