This project included a 300 square foot addition,a modification of the parking lot and fa�ade <br /> improvements and are illustrated on the following plans: <br /> Parking lot{Carlson-LaVine,inc)dated revised August 23,2016 <br /> Building fa�ade(Shea Design)dated July 5,2016 <br /> As authorized in Sedion 78-143(2),the Pianning and Zoning coordinator shall make a decision on site plans. Please <br /> consider this letter as formal site plan approval for improvements as proposed in the above noted plans are deemed <br /> app�oved,with the following conditions and comments. <br /> 1. Separate construction permits for the construction of the proposed renovation are required, and may <br /> include building,plumbing,fire sprinkler,sign,and electrical permit which will verify all construction shall <br /> meet applicable building and fire codes. <br /> 2. All new or relocated roof mounted mechanical units must be streened from adjacent rights of way by either <br /> an extension of the parapet wall,or other approved screening,prior to occupancy. <br /> 3. Signage is regulated by Section 78-1468 of the Orono City Code. Total signage for the property may not <br /> exceed one sqft of signage per front foot of lot, and no single sign may exceed 50 square feet. Signage <br /> shown on the elevation drawings is recognized as conceptual,and not approved. The signage as suggested <br /> appears to be consistent with city code. <br /> 4. Site Plan approval shall lapse one year from the date of this letter unless work has substantially started,in <br /> accordance with section 78-149. <br /> 5.
